SAMPLE CALCULATION · INPUT-DERIVED PLANNING ESTIMATE · NO COUNTY STATUS SYNC. Applied date is treated as complete and sufficient but is not independently verified. A written waiver is recorded on the permit when you mark one, and a waived permit is never reported as late.

Public holidays are not subtracted. The model uses weekdays only; any late-state number is a modeled potential fee reduction to confirm with the department.
INITIAL REVIEW SCENARIOS / CURRENT CALCULATION
Five windows, with the selected scenario kept visibly conditional.
| # | Scenario | Window | Citation |
|---|---|---|---|
| 01 | Single-family · single-trade · under $15kExisting single-family dwelling, work under $15,000, one trade (roofing, electrical, plumbing, mechanical, gas, etc.), using a local-government plans reviewer. | 5 days | §553.792(1)(a)1, new under HB 803 |
| 02 | Master / site-specific permitMaster building permit or site-specific permit under §553.794. | 12 days | §553.792(1)(a) |
| 03 | CDBG-Disaster Recovery single-familySingle-family dwelling by a state-licensed contractor under a CDBG-DR program. | 10 days | §553.792(1)(a) |
| 04 | Residential · structure under 7,500 sq ftResidential units / accessory / single-trade work on a structure under 7,500 sq ft. | 30 days | §553.792(1)(a) |
| 05 | Large / commercial / multifamilyStructure 7,500 sq ft or larger; nonresidential under 25,000 sq ft; multifamily up to 50 units; site plans, plats, lot grading. | 60 days | §553.792(1)(a) |
The calculation uses the 30-business-day default when no review scenario is chosen. The new 5-day tier is effective July 1, 2026, but the source note does not resolve pending-versus-new-application applicability; do not apply it to a specific permit without verification.
STATUS SEMANTICS / CURRENT CALCULATION
Running, paused, and resolved are different records.
Submitted / In review
The calculation starts only when a team-entered applied date is present.
Corrections
The current calculation pauses. A new clock after corrections is not modeled.
Decision / later lifecycle
Approved, issued, inspections, finaled, expired, or void resolves this signal.
