CountsThe county's review clock

Five review tracks under §553.792, counted in business days from a complete application. When the county runs late, it estimates the fee reduction the statute allows, and it stops counting while your application is in corrections.

ExtendsPermits caught by a declared emergency

§252.363 tolls the clock and adds time. It works out the new expiration and the date your notice is due.

ComputesThe four lien dates, from your own job

Notice to Owner at 45 days from first furnishing, the lien at 90 days from last, service within 15 days of recording, and suit within a year. Weekends roll the way Ch. 713 rolls them.

GeneratesThe Notice of Commencement

The §713.13 form with the owner warning printed word for word and the notarial block in place. Anything it cannot answer from the job is left blank and listed, never invented.

WarnsRetainage above the public caps

On public work it flags a percentage above the §255.078 and §218.735 caps and quotes the statute next to the number. It warns; it never blocks your own bid.

ChecksYour DBPR licence, weekly

Against the state's own public extract. If your licence is not in the file, it says it could not verify. It never says active.

TracksInsurance claim windows

The 12-month and 18-month clocks under §627.70132, from the date of loss on the claim.

BlocksAdvertising that would put your licence at risk

It will not publish a contractor site missing the licence number §489.119 requires, or one claiming licensed, insured or certified without the evidence on file.

Counties, labelled honestly

All 67 Florida counties are selectable, and the product tells you which kind of information it is giving you. 5 are reviewed by a person. Most of the rest carry that county's own permitting portal and source. The remainder fall back to the statewide code, and say so on the screen rather than pretending to local knowledge they do not have.
