- The existing roof is at the end of its service life, with two layers over the original deck and active leaks at both valleys.
- What we install
- Tear off to the deck, replace any rotten sheathing found (first four sheets included), re-dry the roof, install the system you pick, and carry the permit and the final inspection.
- What is not in this roof price
- Interior drywall or ceiling repair, gutter replacement, and any structural framing beyond the four included sheets of sheathing.

- Nothing up front. Half when the roof is dried in, the balance when the final inspection passes.
- Notes
- We stage the dumpster on the driveway the afternoon before and we are off the roof by dark. Tear-off is loud; plan around it if anyone works from home.
